The fully equipped kitchen occupies its own room, complete with an island, induction hob, American-style fridge, vintage dresser, and direct garden access. The upper floor comprises five bedrooms, two bathrooms, and two terraces overlooking the pine forest.

The garden surrounds the house on all sides: 1,335 sqm of lawn, holm oaks, and Mediterranean scrub, fully enclosed and secured with an electric gate. The wooden deck acts as a natural extension of the living room into the greenery, furnished with an outdoor dining table and sun loungers: the perfect spot to enjoy the warmth of the afternoon sun.

A wood-burning fireplace and a circular room: Riani conceived this space as the geometric heart of the house, open to the pine forest from every angle The large windows bring light and greenery inside: it is the perfect place to relax, read, watch television, talk, and pause to feel the warmth of the crackling fire.

The kitchen

A separate room with a central island, fully equipped for cooking properly: induction hob, oven, American-style fridge, dishwasher, coffee machine, water purifier. The worktops are generous, the cupboards well-sized. The window looks onto the garden: you can cook watching the light change the colours of the pine forest.

The bedrooms

Five bedrooms on the first floor: two double and three single. Herringbone parquet throughout, windows overlooking the pine forest. The double bedrooms are each over 14 sqm, with generous proportions and plenty of light. The single rooms are more compact, all with a view onto the garden. There are two shared bathrooms on the first floor.

The deck and garden

The wooden deck is the natural extension of the living room towards the garden: 58 sqm with a dining table and sun loungers. The place to eat outside, read, do nothing. Beyond the deck, 1,335 sqm of enclosed grounds with lawn, holm oaks and Mediterranean scrub: a garden large enough to get lost in, within the Parco di San Rossore.
